1. Acceptance of Terms
By accessing, browsing, or registering on the Bhumimitra platform, you agree to comply with and be bound by these Terms & Conditions. If you do not agree, you must immediately terminate use of our consulting search portals and advisory tools.
2. Scope of Services
Bhumimitra Global Pvt Ltd provides consulting and search facilitation services, including:
- Curating public and private property listings in Gaya Ji and Bihar regions.
- Assisting with legal survey, dakhil-kharij (mutation) tracking, and chain-deed physical audits.
- Conducting guided site-visits with local advisory experts.
We act strictly as professional intermediaries. We are not an active party to any eventual direct land transaction and do not handle client purchase funds.
3. Verification & Physical Audits
While our team performs initial physical audits and collects chain-deed details, the absolute burden of title validation remains on the Buyer. Bhumimitra Global Pvt Ltd provides consultancy opinions based on local documents available, which must not be substituted for expert legal counsel.
4. Limitation of Liability
Under no circumstances shall Bhumimitra Global Pvt Ltd, its directors, employees, or local advisors be held liable for:
- Any local land disputes, inheritance issues, or boundary line encroachments.
- Delayed dakhil-kharij processes in government offices.
- Direct financial damages arising from private registry payments between buyers and sellers.
5. Governing Law
These terms shall be governed by, analyzed, and construed in accordance with the laws of India. Any legal disputes arising under these terms shall be subject strictly to the exclusive jurisdiction of the competent courts in Gaya Ji, Bihar.
